What Is A Ductless Mini-Split?

A ductless mini-split is a compact indoor air handler connected to an outdoor condenser by a small refrigerant line set, with no ductwork at all. Because nothing has to be routed through the building, installation is fast, clean, and minimally invasive. One outdoor unit can serve one indoor head or several.

The part that matters in Florida is the inverter compressor. Rather than switching fully on and off, it modulates output continuously to match demand — which means longer, gentler run cycles, and long run cycles are what actually remove humidity. A conventional system that satisfies the thermostat quickly and shuts off leaves moisture behind; a modulating system does not.

How We Install A Mini-Split

STEP 1Load Calculation

Cooling load evaluated and the system sized to the space. Oversizing a mini-split defeats the inverter's whole advantage, because it stops modulating and starts cycling.

STEP 2Line Set Routing

Refrigerant line routing planned and wall penetrations sealed properly — an unsealed penetration in Florida is an invitation for humidity and pests.

STEP 3Vacuum & Pressure Test

Vacuum evacuation and refrigerant pressure testing before startup. Moisture or air left in the lines is the most common cause of premature mini-split failure.

STEP 4Electrical Integration

Dedicated electrical disconnect installed and circuit verified. Ductless systems need precise electrical work, not an extension of whatever was nearby.

STEP 5Condensate Drainage

Condensate drainage configured with fall and a clear path. In Florida humidity these systems produce water continuously, and a bad drain shows up on the wall.

STEP 6Startup & Calibration

Ductless systems fail differently from central air. The faults we see most:

Mini-Split Maintenance

Compact does not mean maintenance-free. Regular service includes:

How long does installation take?+

Because no ductwork is required, a single-zone install is usually completed quickly and with minimal disruption — the work is a small wall penetration for the line set, the indoor head, the outdoor unit, and the electrical and drainage connections. Multi-zone systems take longer in proportion to the number of indoor heads and the routing involved.

Are mini-splits good for Florida humidity?+

They are well suited to it, because of how the inverter compressor behaves. It modulates output continuously instead of cycling on and off, producing longer, gentler run cycles — and run time is what removes moisture. A system that blasts cold air and shuts off cools the air without dehumidifying it, which is the classic Florida comfort complaint.

Water is dripping from my indoor unit. What is wrong?+

Almost always the condensate drain. Ductless heads produce water continuously in Florida humidity, and the drain line is small, so algae and debris block it easily. The water then backs up and finds the wall instead. It is a routine repair, but worth acting on quickly because the damage accumulates behind the unit where you cannot see it.

Can one outdoor unit run several rooms?+

Yes — that is a multi-zone system, with several indoor heads on one outdoor condenser, each zone independently controlled. It avoids putting multiple condensers outside the building. For larger commercial properties, VRF systems extend the same idea further by moving heat between zones rather than treating each one in isolation.

Does a bigger mini-split cool better?+

No, and oversizing is worse on a mini-split than on central air. The efficiency and humidity advantage comes from the compressor modulating across a range. An oversized unit sits at the bottom of that range or cycles instead, so you lose the dehumidification benefit you paid for. This is why we calculate the load rather than estimating from square footage.

Do mini-splits heat as well as cool?+

Yes. Most ductless systems are heat pumps, reversing the refrigerant cycle to provide heat, which is more than adequate for East Central Florida winters. That also means the same equipment runs close to year-round, so twice-yearly maintenance is worthwhile just as it is with a central heat pump.

Will you service a mini-split you did not install?+

Yes. We repair and maintain ductless equipment from major manufacturers regardless of who installed it, including single-zone and multi-zone systems. Poorly executed installations are a common source of the faults we find, particularly skipped vacuum evacuation and unsealed wall penetrations.
