Air filters, tripped circuit breakers, fuses, hoses, coil cleanings, digital thermostats and timers, heat recovery systems, improper settings of thermostat or humidistat, outside disconnect switch, rust, corrosion, duct work and grilles. Voltage monitors & time delays. Window units. |

Replacement of Electrical Components, Temperature or pressure valve, elements, thermostats, resets, limits. |

PLUMBING & MINOR MAINTENANCE Includes 2 Bathrooms (must include all bathrooms and kitchens) |
Replacement of standard washers, floats, ballcocks, O-Rings, flappers, diverters, pistons, cartridges. Repair of valves, faucets, water leaks and accessible stoppages within 5 feet of trap. |
Inaccessible items, basket strainers, hoses, exhaust fans, water filters, insta hots/insta colds, faucet knobs, brain stoppers, all other stoppages, toilet seats, wax rings, cracked of broken plumbing tanks or bowls, water valves not opened to proper position main water valves, rust and corrosion. |

PLUMBING, MAJOR (Including water heater replacement) |
This option will extend plumbing and minor maintenance (must be taken) to include basket strainers, stoppages to end of slab or vertical riser, wax seals. Labor for installation of all: faucets, spouts, water filters, shower heads and stopper assemblies, when purchased through Total Comfort. Water Heater Replacement up to 40 gallons. |
Valves and lines outside residence. Shower pans and drains, inaccessible items, repair of walls, floors or ceiling to gain access for repairs, leaks in or under slabs, in walls or in ceilings. Water heaters over 40 gallons. Rust or corrosion. Removal or replacement of bathtubs, showers, sinks, toilets, or circulating pumps for water heaters. |

ELECTRICAL WIRING SYSTEM |
Replacement of standard switches and outlets, circuit breakers up to 60 amps. All coverage is for interior of dwelling only. |
Tripped circuit breakers, bulbs, ballast, time clocks, rheostats ,lamps, & fixtures. GFI breakers, main circuit breakers and dimmers. |

APPLIANCES (Installed type only) |
All essential component major appliance parts for refrigerators, ovens and ranges, ice makers, dishwashers, microwave ovens, washers and dryers, trash compactors, garbage disposals. |
Plastic parts, shelves, knobs, clocks, glass, gaskets, hoses, ceramic tops, obsolete not-repairable parts or assemblies, magnetron tubes, touch-matic boards, cabinets, trim, lint screens ,exhaust fans, rust, corrosion and bulbs. |
| PLATINUM PLAN - Covers Labor and Material and includes two inspections annually. |
| Other Exclusions |
|
1. Damage or repairs required as a consequence of faulty installation or service by others. |
|
2. Failure to operate due to, but not limited to, voltage conditions, blown fuses, open circuit breakers or other damage due to inadequacy or interruption of electrical service. |
|
3. Loss, damage, repairs or maintenance as a result of water, hail, theft, earthquake, riot, winds, fires, lightning, accidents, corrosive atmosphere or other conditions beyond the control of Total Comfort. |
|
4. Additional or unusual utility bills incurred due to any malfunction or defect in equipment listed on this contract. |
|
5. Services made mandatory by changes in federal, state, or local regulations. |
|
6. Any expenses incurred in order to perform under the contract terms due to the inaccessibility of the equipment. |
|
7. Any special, indirect or consequential property damage arising out of or as the result of the use or loss of use of the product covered by this contract. |
|
8. Service performed outside of normal hours, i.e., 8:00 A.M. to 5:00 P.M. Monday through Friday exclusive of Holidays. |
|
9. Refinishing or replacement of cabinets, cabinet parts and housings, bases and mountings, painting, decorations, trim, condensate pumps and drains, and electrical service beyond the equipment. |
|
10. Cleaning or changing of filters other than at time of scheduled maintenance. |
|
11. Compressors in compressor bearing units and heat exchangers on gas and oil furnaces will be covered only for the manufacturers original warranty. |

Other Terms and Conditions |
|
1. Emergency service performed in other than general working hours will be charged at 1/3 the prevailing emergency service rate for non-contract customers. |
|
2 Requests for work not covered by this contract will be charged at normal prevailing rates. |
|
3. If any item is considered unrepairable in our opinion, or if repair cost would exceed replacement cost, Total Comfort reserves the right to advise the customer that their equipment is obsolete or non-repairable. |
|
4. All replacement costs are to be the responsibility of the owner of the item. No replacement costs are to be deemed the responsibility of Total Comfort. Items not purchased from, but installed by, Total Comfort are subject to installation charge, unless replacement options have been taken. |
|
5. In the event of a transfer of ownership, there is a $15.00 processing charge. Options may not be added or deleted during the interim of the contract year. |
|
6. In the event the contract is canceled by the customer, return premium shall be based on 90% of the unearned pro-rated premium less any claims that have been paid. |
|
7. In the event the contract is canceled by Total Comfort, return of premium shall be based on 100% of the unearned pro-rated premium. |
|
8. Any misrepresentation of age or coverage will void this contract. |
